Whitby property sales fall by more than a third as average sale price drops

Whitby's property market has recorded fewer completed sales over the latest 12-month period, with the average registered sale price also lower than during the preceding year, according to analysis of HM Land Registry data.

Property transaction figures compiled by HousesInScarborough.co.uk show 303 completed and registered sales in the Whitby area during the latest 12-month period covered by the analysis.

That compares with 469 transactions during the previous 12 months — a reduction of 35.4%.

The average price recorded across those latest sales was £297,357, compared with £325,503 during the preceding 12-month period, representing a year-on-year reduction of 8.6%.

The figures form part of a wider three-year analysis covering 1 September 2023 to 17 July 2026. Across the full period, 1,212 completed property transactions were recorded, with an overall average sale price of £318,831.

The data, compiled by HousesInScarborough.co.uk from HM Land Registry Price Paid Data, records completed and subsequently registered transactions rather than properties currently being marketed or asking prices.

Detached homes record highest residential average

There were notable differences between property types across the three-year period.

Detached homes recorded an average sale price of £413,630 from 303 transactions, while 341 semi-detached properties sold for an average of £285,695.

Terraced homes accounted for 324 transactions at an average £246,620, while 161 flats and maisonettes recorded an average sale price of £178,260.

A further 83 transactions classified by HM Land Registry as "Other" recorded an average of £663,454. This category is separate from the four standard residential property types and should not be directly interpreted as representing a typical home.

The annual figures also show how recorded averages have varied.

The average sale price was £318,633 across 424 transactions during 2024, rising to £326,600 from 489 transactions in 2025.

For 2026 to 17 July, the available data currently records 149 transactions at an average of £285,177. However, the 2026 figures remain incomplete and particularly susceptible to registration delays, meaning they should not be treated as a final figure for the year.

Upgang Lane tops Whitby's most active streets

At individual street level, Upgang Lane recorded the largest number of transactions in the dataset, with 27 sales at an average price of £308,065.

Merlin Lane followed with 22 transactions averaging £281,328.

Coach Road in Sleights recorded 15 sales at an average of £310,433, while Argyle Road had 13 transactions averaging £227,846.

Love Lane, Nightingale Drive and Corncrake Drive each recorded 12 sales during the period.

The latest transactions contained within the data demonstrate the range of prices being recorded around the Whitby area.

They include a £110,000 flat on St Hildas Terrace, a £240,000 terraced property on Convent Way, a £400,000 detached property in Aislaby and a £725,000 detached property at Carr Hill Ridge in Briggswath.

All four were registered as transactions completed during July 2026.

While the figures show a clear reduction in both transaction numbers and the average recorded sale price between the latest two 12-month periods, the data alone does not establish the reasons behind those changes.

It does, however, provide a picture of what buyers have actually paid for properties completing across Whitby and its surrounding localities.
