Filey house prices: Average recorded sale price falls 9.4% as transactions also slow
The average price paid for a property in the Filey area has fallen by 9.4% year-on-year, according to an analysis of 785 completed property transactions recorded over almost three years.
New property market data from HousesInScarborough.co.uk shows that the average price among registered Filey sales during the latest 12-month period was £212,022, down from £234,146 during the previous 12 months.
The number of completed and registered transactions also fell. There were 244 sales in the latest 12 months, compared with 293 in the previous period — a reduction of 16.7%.
The figures form part of an analysis of 785 completed sales between 31 August 2023 and 19 June 2026, using HM Land Registry Price Paid Data.
Across the full period, the average price paid was £226,981, with individual recorded transactions ranging from £24,000 to £1.35 million.
Average prices have moved lower
The annual figures show a gradual change in the average price recorded among completed transactions.
In 2024, 257 registered transactions had an average price of £240,895. In 2025, the number of sales increased to 332, while the average price fell to £218,110.
For the available part of 2026, 112 transactions have so far been registered, with an average price of £208,548.
The 2026 figure should be treated as provisional. HM Land Registry registrations can take time to appear in the dataset and can subsequently be amended, meaning recent months are not directly comparable with complete previous calendar years.
The figures record completed transactions rather than asking prices or current property valuations.
Big differences between property types
The three-year data also demonstrates the difference in prices paid for different types of homes.
Detached properties accounted for 220 sales, averaging £307,045, while 220 semi-detached properties changed hands for an average of £206,200.
The 156 terraced property transactions averaged £185,575, while 152 flats and maisonettes recorded an average of £156,944.
A further 37 transactions categorised as "Other" averaged £336,798.
This mix is important when looking at headline averages: the overall figure reflects the properties that actually changed hands during the period rather than the theoretical value of every home in Filey.
Which Filey streets recorded the most sales?
Mill Meadows Lane was the most active street in the dataset, with 22 registered transactions and an average price paid of £258,696.
It was followed by Sunrise Drive, where 19 transactions averaged £107,734, and The Beach, where 18 sales averaged £384,624.
The Crescent and Scarborough Road each recorded 17 transactions, while Stonegate in Hunmanby recorded 16.
Muston Road and West Avenue each recorded 15 sales.
The figures also underline how much prices can vary within the wider Filey market. Across all 785 transactions analysed, the lowest registered price was £24,000, while the highest was £1.35 million.
What the figures tell us — and what they don't
The latest data shows two clear recorded changes: fewer properties were sold in the latest 12-month period and the average price paid for those properties was lower than during the preceding 12 months.
What the Land Registry records do provide is a picture of completed transactions: what properties actually sold for, rather than the prices at which they were marketed.
For Filey, the latest figures put the average registered sale at £212,022, with transaction numbers 16.7% lower and the average price paid 9.4% lower than in the preceding 12-month period.
