Bridlington Property Sales Fall

Bridlington Property Sales Fall Nearly a Third as Average Price Drops 6%

Bridlington recorded 661 completed property sales during the latest 12-month period, down 31.9% from the previous 12 months, while the average recorded sale price fell by 6% to £186,652.

New analysis of HM Land Registry Price Paid Data by HousesInScarborough.co.uk gives an insight into how Bridlington's property market has performed over the past three years.

The figures cover 2,350 completed and registered property transactions in Bridlington between 11 September 2023 and 20 July 2026.

Across the entire period, properties sold for an average of £192,517, with recorded transaction prices ranging from £10,000 at the lowest end to £2,725,000 at the highest.

However, comparing the most recent 12 months with the preceding 12-month period shows a noticeable change in both the number of registered transactions and their average price.

Sales numbers down 31.9%

According to figures compiled by HousesInScarborough.co.uk, 661 sales were recorded during the latest 12 months, compared with 971 during the previous 12 months.

That represents a year-on-year reduction of 31.9% in the number of completed and registered transactions.

The average recorded sale price also moved lower, from £198,518 during the previous 12-month period to £186,652 in the latest period — a reduction of 6%.

These figures show what has been recorded in completed transactions and should not be interpreted as asking prices or individual property valuations.

Detached homes command the highest average

There are also substantial differences when Bridlington's sales are broken down by property type.

Detached properties recorded the highest average sale price over the three-year period at £280,273, based on 609 transactions.

Semi-detached homes were the most frequently sold property type, with 892 transactions at an average price of £184,563.

Terraced properties accounted for 417 sales and averaged £146,875, while 313 flats and maisonettes changed hands at an average of £94,759.

A further 119 transactions classified as "Other" by HM Land Registry recorded an average price of £220,111.

Bridlington's most active streets

The data also identifies several streets where particularly high numbers of transactions have been recorded.

Chalk Pasture in YO15 tops the three-year list with 35 registered sales at an average price of £211,494.

It is followed by Cardigan Road, where 28 transactions averaged £209,886, while Saltwick Drive recorded 27 sales at a higher average of £255,821.

St Annes Road also recorded 27 transactions, averaging £153,846.

What are Bridlington homes actually selling for?

Some of the latest transactions in the dataset demonstrate the range of prices being recorded across the town.

A detached property on Mayfield Road sold for £310,000 on 20 July 2026, while detached homes on Cadman Road and The Lawns recorded prices of £275,000 and £245,000 respectively on 17 July.

On 8 July, a detached property on Cardigan Road sold for £448,000, while a semi-detached property on Fortyfoot recorded a sale price of £310,000.

At the other end of the range, a terraced property on Marshall Avenue recorded a £90,000 transaction on 6 July.

The figures provide a useful snapshot of completed activity across Bridlington, while also demonstrating why town-wide averages should be considered alongside property type and location.
